New roadworks

A Development Application (DA) for upgrades to John Gorton Drive has been lodged and should be advertised by the ACT Govenment here  in early December.  The DA includes the intersection of John Gorton Drive (currently Coppins Crossing Road) and William Hovell Drive which will be signalised. Construction is expected to occur from March 2017 to late 2018. Plans for the duplication of Cotter Road between the Tuggeranong Parkway and the eastern side of Yarralumla Creek (just before McCulloch Street) have been approved. Traffic will use the current carriageway while the new road is being constructed and then will swap while the old road is upgraded.

In addition to the pool, a range of projects have been identified as possible future developments for Stromlo Forest Park including tourist accommodation, an enclosed oval, district playing fields, a 12km road cycling circuit and an extension of the criterium track.

CED kicking goals for The Big Issue

The initiative raises an ongoing supply of new funding for social and affordable housing. The CED team played three games and came fourth overall.

The annual Parliamentary Cup aims to raise awareness of The Big Issue’s Community Street Soccer Program, which supports homeless, marginalised and disadvantaged people around the country.

The cup is an opportunity for politicians, parliamentarian staff and The Big Issue supporters to meet Street Soccer players and learn more about the program and the enormous difference it is making to the lives of participants.

Matches are played within The Big Issue’s inflatable soccer pitches on the Senate Oval.

Capital Estate Developments Director – Project Delivery Nick McDonald Crowley said the Community Street Soccer Program has engaged more than 7500 homeless, marginalised and disadvantaged Australia’s since it was launched in 2007.

“Community Street Soccer participants come from many walks of life, but all are marginalised by factors such as mental illness, homelessness, refugee status, drug and alcohol dependency, physical disability, long-term unemployment and family breakdown. Outcomes for participants include re-connection with family and the community, improved confidence and self-esteem, improved physical and mental health and a sense of belonging,” Mr McDonald Crowley said.

“Capital Estate Developments is proud to support The Big Issue and the important work they do in tackling homelessness through the “Homes 4 Homes” initiative.”

“Sphere” lights up Denman Prospect

“Sphere” is a strikingly bold 4.5 metre high COR-TEN® steel structure, weighing in at 3 and a half tonnes. It will be illuminated at night, forming a stunning entry to Denman Prospect and a sentinel for visitors and residents.

Mr Plickat visited Denman Prospect to supervise the installation of the rusted steel sculpture. He has contributed to more than 250 exhibitions in many parts of the world. More than 60 monumental works by Jörg Plickat are installed in public areas and churches around the world, and he has received many prizes and awards for his works.

The “Sphere”, unveiled on Friday, October 7th by Terry Snow, Executive Director of Capital Estate Developments, is the first of a number of pieces of outstanding public art which will be installed in significant locations throughout Denman Prospect.

Canberra Raiders raise $34,000 for Homes for Homes

The Green Machine’s best season in decades provided a welcome boost to Homes for Homes with every point the Raiders scored in home matches at GIO Stadium in 2016 turned into cash for homelessness. Homes for Homes received $400 from every try and $200 from every goal scored by the Raiders.

Currently, there is a critical shortage of affordable homes and thousands of Australians are homeless each night. With the Homes for Homes initiative, 0.1% of the sale proceeds of all land sold in Denman Prospect will go to towards more affordable housing.

In addition there will be a permissive (voluntary) caveat on the title of all future sales, meaning homeowners can choose to donate a tax deductible 0.1% of their property price to Homes for Homes at the time they sell. For example, a $500,000 property transaction would mean a $500 contribution. This fantastic scheme means that Denman Prospect and its community will forever be part of the solution to reduce homelessness.

Capital Estate Developments Managing Director Stephen Byron has applauded the Raiders Points for Cash – Homes for Homes Charity Promotion.

“Denman Prospect is the first entire suburb in Australia to commit to the Homes for Homes initiative. The social housing project is focused on reducing homelessness in the ACT,” Bryon said.

Nine reasons to get in early at Denman Prospect

We were curious to see what was on offer [at Denman Propsect] so took a drive up to see the suburb-in-progress for ourselves this week. Now we’re wishing we were in the market for a new house so we could buy a piece of it for ourselves. Here’s why …

1. Vision
If you could get the team behind Canberra Airport (recently named ACT Business of the Year in the Telstra Business Awards) to oversee the development of your new home suburb, you would, wouldn’t you. The entire Denman Prospect precinct is being developed by the award-winning, environmentally savvy team behind the airport and neighbouring Brindabella Business Park and Majura Park. It’s the first time Capital Property Group, owned by Canberra’s Snow family and headed up by Canberra Airport Managing Director Stephen Byron, has ventured into the residential property market. They will want Denman Prospect to be a showcase for future residential projects, so expect everything about it to be fabulous and completed in a timely manner.

2. Elevation
Have you been up to take a look at Denman Prospect? If you’re even vaguely considering a property investment, you must. The views are superb. You’ll feel as though you’re on top of the world, looking across at the Arboretum in one direction and Stromlo Forest Park in the other, and down on the CBD, the Parliamentary Triangle, Woden, Weston Creek and neighbouring Molonglo suburbs of Coombs and Wright. Recreational hub Stromlo Forest Park, with its 1.2km road criterium cycling circuit, 2.5km grass cross country running track, network of equestrian trails and over 40km of mountain bike trails, is five minutes away by car and ten minutes by bike. Work on a new 50m pool is scheduled to commence next year so residents can dive in from 2019. Tourist accommodation, an enclosed oval, district playing fields and a 12km road cycling circuit are all also included in the final master plan for the park. River swimming at nearby Uriarra Crossing is a summer weekend must.

4. Proximity
Whether you’re headed to Civic, Woden or Belconnen from Denman Prospect, you’re looking at a 10-15 minute car trip. This means both The Canberra Hospital and Calvary Hospital at Bruce are a quick drive away. Gungahlin, Tuggeranong and the Airport are 20-25 minutes away, with Cooleman Court 5-10 minutes down the road. A school is planned for Denman Prospect, with Charles Weston School already open at Coombs. The Molonglo Group Centre, which will be similar in size to Jamison, will be built directly to the north of Denman.

5. Prestige
5. Among the blocks on offer are five of the eleven blocks on Denman Ridge, the most exclusive precinct in the suburb. These large blocks back directly onto Ridgeline Park, an area that will be landscaped to feature playgrounds, public art, elevated lookouts, cycling tracks, community gardens and even outdoor table tennis facilities. The highly sought-after properties will have stunning views.

6. Convenience
If you’d prefer to live closer to the Craven’s Village shopping centre, without missing out on the suburb’s fine views, the 25 previously unreleased blocks in the Mountain View section of the development may hold more appeal. Within the most elevated north facing precinct of Denman Prospect, these properties look towards the Molonglo River Valley and the Brindabellas. Blocks range in size from 408m² to 822m². Mountain View sits between Ridgeline Park, Craven’s Creek and Craven’s Crossing Park and the shopping centre.

7. Value
You can buy ahead of the market at 2016 prices with anticipated settlement in June 2017 for Denman Ridge and January 2018 for Mountain View, and prices for some blocks start from an affordable $395,000.

8. Choice
You can choose your own architect, draftsman or builder if you buy in Denman, though building guidelines will ensure appropriate standards are met and that there is a mix of architectural styles in each street.

9. Art
Striking sculptures from local and international artists have been selected to feature throughout Denman Prospect. The first is by New Zealand sculptor Phil Price, known locally for his kinetic piece at the entry to Canberra Airport. The public artworks will complement the very best children’s playgrounds, outdoor sport parks, a dog park, walking and mountain bike tracks, pocket parks, ponds and a natural amphitheatre.

Builders blocks snapped up at auction

There was spirited bidding among the 21 registered parties. All six land packages were snapped up by local builders, including three multi-dwelling townhouse sites selling for a combined total of $10.23 million – an average of $807 per square metre.

A 24-townhouse site on a 4919-square-metre block was the biggest sale of the day, fetching $3.95 million.

Three packaged lots of semi-detached terrace sites also sold, including two six-block packages for $2 million and a five-block package for $1.71 million.

The three sales equated to an average of $1043 per square metre.

Denman Prospect’s first three multi-unit sites sold for more than $10 million.

At the public land auction the following day, 11 of the 30 residential blocks on offer sold.

Denman Prospect project director Nick McDonald Crowley said 22 parties registered to bid at Saturday’s public auction. Three blocks sold under the hammer and another eight at reserve price through direct sales.

The sales raked in a total $5.46 million. The blocks sold ranged in proce from $598,000 to $410,000. The average block size was 480 square metres.

So far, more than 270 standard residential blocks have sold in Denman Prospect and the first residents are expected to move in before the end of the year.

Premium blocks up for grabs

Five of the 11 blocks in Denman Ridge will be available for the first time with an opportunity to buy now, at 2016 prices and take advantage of an extended settlement as late as June 2017.
